The rooms are grubby, sheets dirty, decor is dated, don’t look too close as carpets, skirting’s and paintwork hasn’t been cleaned properly, hotel is a shambles, and don’t get me started on the sister hotel across the road…. It needs condemned

Bar meal experience - I don't write reviews but to save another family wasting their time and money has compelled me to write this one.
In short - don't go !
£110 for mediocre bar meals, bar fairly empty however a heated argument broke out between two bar staff which could be heard by all. Shortly followed by two customers who entered the bar having had more than enough to drink already, shouting and swearing for all to hear. Both incidents witnessed by the manager.
On leaving so as not to cause a fuss with my children and 84 year old mother in law, approached the manager to highlight both issues. There was no reaction to my complaint, having already paid other than a bland , less than authentic "sorry" and a text book , " will take your comment on board ". Perhaps the text book to be read next , would be titled , "Good Customer Service", followed by " How to lead at team "! Won't be back !

Stop at many hotels around Scotland, this is very well situated in an area with shops bars and restaurants , the hotel itself serves very good food at very reasonable prices , rooms are very well presented and very clean with good facility's, has a well stocked bar and staff are attentive and on hand at all times , hotel rates are very good , will definitely use this hotel again , well worth a visit.

Our room was less than average(no air conditioning, bed extremely uncomfortable). The whole place had a dingy, untidy atmosphere. We were there on a Saturday night & could NOT sleep due to the noise & partying going on downstairs. The location is in a great spot for walking downtown, however, the bar across the street & downstairs must be the local hangout spot.

Had a large party of people. Had booked, but they had not sorted out where we were going to sit. They did not offer to move the tables closer so we did this ourselves. The food was not good. Had fish and chips and the fish was like it had been cooked and left in the oven. It was very dry and just not good. When we got our bill, we did ot realise at the time, but it was added up wrong and we were overcharged approximately £20. We used to go there a long
time ago, but it is going to be a long and I mean a VERY long time till we would go back. This was for my father in laws birthday, and we were very disappointed.

We stayed at Douglas Arms but had breakfast at the Burnett Arms
Breakfast was delicious, hot and tasty. Tea and toast came along with the breakfast also great. Gentleman serving was amazing had great customer care.
Hubby and I both had full Scottish breakfast which was very filling and tasted very fresh , certainly wasn’t sitting around like hotel chains tend to do
Doggy was also allowed in and made to feel very welcome

Nice place. Large, clean, well maintained. Unfortunately the gentleman on duty seemed to be on his own and covering reception, meals and bar. So service was poor.

Stayed here for 2 nights at the end of June 2024. Breakfast on both mornings was superb. Service, particularly Graham, was first class. He covered so many roles during our stay but did it with professionalism, patience and fantastic attitude. Would highly recommend & we will definitely stay again. Well done to the whole team.

When we arrived here our rooms weren’t completely clean. There were still old towels in the bathroom for example. However, the staff was quite kind. Especially Graham, who made every morning extra special in the breakfast service. After a few days he knew our order by heart, he was always smiling as well, no matter how early it was, or how difficult you made your order. The bar personnel was also quite nice. After two days they were ready with menu’s and our favourite gin tonic’s without us having to ask. The food is typical Scottish food, so a lot of fried food. Which definitely isn’t bad, but after a few days we missed some vegetables. Luckily they have a great small house salad as a side dish!

Food is good and well seasoned. Staff always seem a bit rushed, chaotic or disorganised. The youngsters actually seem more organised and chilled than the adults running the place. However i recommend it for good food. Menu is basic but there is one or two specials. Specials tonight was Ribeye steak or rack of ribs. Steak perfectly seasoned and cooked.

Cannot recommend this hotel. There were several long and short black hairs in the bed and bathroom and one of the towels had a stain. When we said this the next day when we checked out, the receptionist was not particularly surprised and we just got a quick apology. Luckily it was only one night.

OK so booked here for a cheeky sleepover after buying tickets for an event in "The Barn" after check in was rule of thumb to have a wee cheeky drink, which one did then maybe sneaked in another lol went fir a nice walk around the town, everything was to hand then went back with some juice and that for the room then before tou know it, back down for another cheeky drink ha. So we were served by Erin she was lovely and very attentive, offered us full menu or snacks menu and even changed the channel to the football....so needless to say after several cheeky drinks and snacks then eventually a meal. We were going nowhere lol, had the best night, though. The ambience was fantastic, the service was great and the food was really good. Bedroom was OK, bedding maybe needs a wee freshen up. The en suite looked like it had recently been done. It was lovely, especially if you like big showers
We went down for brekki wee bit earlier than planned, but we're welcomed by Eva, who was also very attentive and delivered great customer service. Breakfast was really good, so thumbs up to the chef
